Keys — Almost Nothing Down
A U.S. score is not required to be 20% down. Three doors — VA/USDA, 3% conventional, 3.5% FHA — plus assistance that can drop your cash to keys into the low thousands.
The keys are closer than you think
Most people quietly assume they need tens of thousands saved. That single belief keeps them renting for years.
In reality there are exactly three ways in — and one fits almost everyone. Better still, the down payment can be covered by more than just your own money.
Three doors in, low or no down
- Truly $0 down — VA & USDA. Veterans and active duty (VA); eligible areas with income limits (USDA). No down payment at all.
- 3% down — Conventional, first-time. Built for first-time buyers. On a $350,000 home that is $10,500.
- 3.5% down — FHA. Forgiving on credit and past bumps. On a $350,000 home that is $12,250.
- The down payment can be other people’s money. The seller, a family gift, or an assistance program. Stack them and the cash from your pocket is a fraction of the price.
Assistance programs are real
Down payment assistance (DPA) is not charity and not rare. It is state, county and city money set aside to get people into homes. The income limits are higher than most guess — many who assume they earn “too much” actually qualify.
- Grant — never repaid. Some programs simply give you money toward the down payment — nothing to pay back.
- Forgivable loan — 5–10 years. A second loan that is forgiven over time as long as you stay in the home.
- Deferred — $0/mo. You repay only when you sell or refinance. No monthly payment.
Pair a 3% conventional loan with a DPA program that covers the down payment and part of closing costs, and your cash to keys can drop into the low thousands.
What cash to keys really looks like
A $350,000 home, FHA 3.5%, with the seller covering closing costs:
- Down payment (3.5%) — $12,250
- Assistance program (DPA) — −$10,000
- Your cash to keys ≈ $2,250
Same house. Same keys. A fraction of the cash. This is not a trick — it is three normal tools used together: a low-down loan, down-payment assistance, and a seller covering closing costs.
Where the down payment can come from
- A gift from family. Allowed on every low-down program, with a simple gift letter.
- Assistance grants and second loans. The DPA programs above — a separate source for the down payment.
- Your own savings. Cleanest when the money has been in your account for 60 days.
- Retirement accounts. A 401(k) loan or an IRA withdrawal can fund it, too.
The one thing that stalls a file: money that appears with no explanation. If someone is helping you, move it before you apply and keep the paperwork.
Your 30 days to the keys
- Pull your credit. It decides which door opens and at what rate. Not there yet? Start with the credit score guide.
- Add up everything available. Savings, a possible family gift, retirement — every dollar you could put toward the down payment.
- Find your real range. Run the affordability calculator to see the price range that actually fits you.
- Get a true pre-approval. Sellers take you seriously, and you stop guessing what you can buy.
- Bring me the file. We check which assistance programs you qualify for before you ever start shopping.
Waiting to save a full 20% while rents rise and prices climb is, for many, the most expensive decision they never realize they made. The keys are usually reachable years sooner.
